Why It Pays to Get Off One Stop Early

Get off one stop early: timeline showing preparing now, listing in December or January, and the busier February market

The best time to sell is not always when everyone else is selling.

Imagine a train approaching its final station. Almost everyone on board is planning to get off at the same stop. When the doors open, the platform becomes crowded. Everyone is competing for space.

Now imagine stepping off one station earlier. You've avoided the crowd, given yourself room to move and put yourself in a stronger position. I believe there's a useful lesson here for property sellers.

A market worth preparing for

As we head towards the end of 2026, interest rates and borrowing capacity remain important considerations. Further rate rises are possible, although far from certain. If borrowing becomes more expensive, some buyers may find their budgets reduced. At the same time, financial pressure could encourage more owners to bring their properties to market.

That combination could mean more homes for sale, with fewer buyers able to compete at the same price points. It's a scenario worth preparing for, rather than reacting to. And in a market where choice increases, buyers can afford to be more selective about what they pursue.

Why not wait for February?

February is traditionally a popular time to launch a property campaign. But if everyone waits for the same station, sellers risk finding themselves surrounded by competing listings. That's why I think the weeks leading into Christmas, or a carefully planned January launch, deserve serious consideration.

Timing is only part of the strategy

Of course, timing alone doesn't sell a property. Presentation, pricing, marketing and the right strategy still matter. A focused campaign gives buyers a clear timeframe and gives sellers the confidence to make an informed decision, rather than simply following the crowd.

Plan ahead, don't rush

I'm not suggesting you rush to market. I'm suggesting you plan ahead. If selling is already on your mind, speak with your agent now about the right preparation and launch date for your property.

Because sometimes the smartest move isn't to ride all the way to the final station. It's to get off one stop early.
